KML Building Solutions (KML), the leading provider of Genesis structural light-steel framing systems for the Ontario building construction market, announces the completion of an exciting project featuring unique structural solutions for a 61,000 sq. ft., four storey Marriot Hotel in Whitby, Ontario.
In October 2003, Manga Hotels, a Canadian Hospitality & Development company, contracted KML to construct the new facility utilizing Genesis light-steel structural framing solutions. Manga, being the Owner of the Marriot Residence Inn, was interested in the speed and quality advantages offered by Genesis over their traditional wood frame construction methods.
KML provided Manga with a unique light-weight structural steel framing solution for the 4-storey building, which utilized highly competitive Genesis wall and floor panel systems. The solution would allow Manga, and their Project Management team, Chamberlain Construction, to overcome any obstacles associated with building the hotel over the coldest winter months. The Genesis wall and floor system featured a unique advantage in that the structure could be fully erected without having to pour the concrete floors in between storeys.
All corridor, exterior, and demising walls were engineered and custom-manufactured by KML, allowing great flexibility in the selection and positioning of sheer walls. Cross braced Genesis Wall panels eliminated Manga's need for plywood sheathing. The Genesis wall panels included 6 inch structural studs at 16 spacing, integrated openings and exterior sub-sheathing. The floor panel system, for all 4 floors, was a 12 inch deep light-gauge steel joist floor panel system with, 1 inch steel deck and 2 ½ inches of concrete. This gave Manga a stronger, quieter floor solution. The floors are very solid, and the manufactured structural elements lines up precisely, said Pred Isakov, Vice President of Product Development for KML.
Chamberlain, the Architect and Project Manager for Manga Hotels, designed the hotel and is overseeing the construction. KML began construction on January 31st and in less than 10 weeks the entire 4 storey Hotel was fully erected. We were very impressed with the speed. Building with KML's steel framing solution was definitely faster and gave us a big advantage over the winter weather, said Dave Toor, President and CEO of Manga Hotels.
KML provided Manga with a superior alternative to their traditional wood stud walls & wood I floor joists with plywood and lightweight concrete. The Genesis solution included load bearing steel framed wall panels, Densglass exterior sheathing, and steel floor joists with a metal pan and 2 ½ of concrete. A solution that was more cost effective, more durable, faster to construct and of non-combustible construction.
