Residential Steel Framing System "Genesis by KML" Presented to Greater Toronto Building Industry Toronto, Canada  The North American Steel Framing Alliance (NASFA) participated in a dinner meeting held recently by KML Engineered Homes Ltd.  Alex Muzzo of Marel Contractors hosted the evening at their headquarters and conference facility in Toronto, Ontario. As a leading manufacturer of fully engineered steel framing systems and NASFA member, KML invited prominent building executives to the catered affair to discuss solutions for today's home building environment. Ken Meinert, KML President, presented Genesis™ - KML's revolutionary pre-engineered steel framed panel system - to a group of over 70 homebuilders, developers, architects, and engineers from Greater Toronto, during an impressive dinner of prime rib and industry fellowship.  Don Moody, P.E., NASFA President, conducted a presentation on the increased use of light gauge steel in homebuilding today.

Designed as a customized turnkey approach to framing, the Genesis™ system offers a builder an engineered, manufactured-to-spec steel framing product that is delivered and erected on the job site within a few days. "Building efficiencies and strength of the product are two compelling reasons why many home builders have begun to use Genesis™ in residential applications," noted Meinert. "Because the product is pre-fabricated in a plant and delivered to the job site as panels ready for installation, the use of the Genesis™ system creates extraordinary efficiencies in the construction process." On-site installation through a KML-approved contractor also provides for labor time savings and process improvements that are immediately adopted into the system.  "We believe it is the way the majority of home building will be done in the future."

The quality of the product is enhanced by the use of light gauge steel framing members.  Steel is stronger and lighter, recycled, and consistent with every stud.  Steel doesn't rot, warp, split, crack or creep.  It doesn't change with moisture content. It won't burn or contribute fuel to the spread of a fire. It is impervious to termites, and will sustain less damage in extreme weather. A home built with steel looks better, lasts longer, ages less, and provides a safer environment for its inhabitants.

"Further," said Moody, "if you plot historical steel prices, it doesn't look like the seismographic readout of a major earthquake. Prices have been flat for the past ten years and are predicted to remain that way especially as the North American steel industry continues to increase production efficiencies." Macro-economic trends, Moody stated, are in steel's favor. He sited building industry executives are seeing evidence that clearly mandates an increase in the use of alternative building materials. "First, the cost of wood products in general has skyrocketed. Second, the quality of wood products has diminished. And finally, the trend of the majority of wood framing members to be at the top of the grades has flip-flopped. More and more pieces are toward the bottom of what's accepted within a grade"

Rudy Trevisan, Executive Vice President of Urbancorp, has realized the result. "The reason why I like using the Genesis™ system is, first and foremost, the cost. The cost for me if less per square foot than lumber." Trevisan used the Genesis™ system in more than 400 units of Urbancorp's King West Village, a large tower high-rise and town home project. Saving money on material was a direct benefit to Urbancorp, but the labor savings was also evident when he realized how quickly it went up. "There is no way possible to build faster using lumber."

Trevisan added the quality of the steel product significantly reduced the number of callbacks he received. With Genesis, he explained, "There is no after-service work, like nail pops, cracked corner beads, etc. as it pertains to the structure and drywall." Donald Pugh, Vice President of Low-Rise Construction for The Daniels Corporation, added the pre-assembled sections fit together perfectly, and "compared to conventional methodology, Genesis™ provides a quieter, cleaner site with greatly reduced waste and much simpler delivery logistics."
